Dry rot had caused the roof section to fail and drop below the drain causing severe ponding and water intrusion. Failed roofing material, decking and ceiling joists were removed. Structural elements were reconstructed and new decking was installed. Roof drain was reconstructed. New built-up roofing section was installed on deck and parapet walls. Project was completed with properly installed and sealed parapet cap.

Removed deteriorated roofing material at ponding water areas. Installed new lead flashing at roof drain, new base sheet and new torch down roofing material. Applied elastomeric coating to new roofing seams and parapet wall.

Removed roofing material from previous repairs (by others) around vent stacks. Removed and disposed of abandoned sleepers and sheet metal that was installed to bypass leak area. Removed and reworked vent jack for water heater. Provide and installed approximately 3 squares of base and capsheet at vent stack area. Cleanup.
